Body Corporate Management (Unit Titles)

Unit Title developments are governed by the Unit Titles Act 2010, with shared assets requiring structured oversight.

Asset performance is prioritised, costs are equitably shared, and governance is delivered independently, with emphasis on:

  • Long Term Maintenance Plans aligned with capital works forecasting

  • Levy planning to support operational and renewal expenditure

  • Regulatory and insurance compliance

  • Procurement and supervision of maintenance works

  • Transition support from developer-appointed to owner-led governance

Freehold Clusters (Informal Shared Assets)

In many freehold subdivisions, shared areas such as driveways, fencing, and drainage systems are not maintained by Council and are often left without clear responsibility.

A structured and forward-looking approach is offered where no Body Corporate exists but practical governance and shared obligations remain, with particular attention given to ensuring assets are:

Owner Representation

Where owners are unable to participate directly in Body Corporate matters — due to time constraints, distance, or limited experience — professional representation can be arranged.

Support is provided through:

  • Attendance at AGMs and committee meetings as a proxy or authorised representative

  • Review of budgets, Long Term Maintenance Plans and levy notices to ensure fairness and accuracy

  • Oversight of maintenance issues, contractor performance, and resolutions

  • Liaison with the Body Corporate manager on the owner's behalf

  • Guidance on manager replacement or dispute processes where required
